More than "Just a Notary"
What is a Notary Signing Agent?
A Notary Signing Agent is a duly commissioned notary public who has become skilled, through experience and/or training, to assist lenders, banks, title companies and signing companies in the completion of the signing portion of the mortgage loan closing process.
A Signing Agent meets with the borrower at a location convenient to the borrower(s), ensures that the borrower signs, initials and dates the loan documents in all appropriate places, per the lender's specific instructions and then notarizes the borrower's signature where necessary.
Once this is completed, it is the Signing Agent's responsibility to ensure that the signed and notarized loan documents are delivered back to the lender.
A Signing Agent may also be required to print documents, including a copy for the borrower, and/or fax back specific documents to the lender, escrow or title company as may be requested or required.
Although a Notary Signing Agent can perform any legal act of notarization requested by a person presenting proper identification, they are particularly familiar with loan documents.
A Notary Signing Agent is prohibited by law from preparing documents or answering specific questions about the loan.
They can, however, point to where in the documents certain important items are, such as: the loan terms, note rate, first payment due date, monthly payment amount, prepayment penalty clause, fees & payoffs associated with the loan.
